The message landed on the Sunday of the August bank holiday weekend. Perfect Pads, the Swansea estate and lettings agent, manage the property on behalf of its landlord — and the tenant had water pouring in.

That is the call every managing agent dreads on a bank holiday. A tenant who needs it dealt with now, a landlord who needs to know what is happening and what it will cost, and most trades shut until Tuesday.

Mikey was at the property inside an hour of the message coming in. He met the landlord there, got up on the roof and found what was letting the water through — then talked both the agent and the landlord through the cause and the fix before starting, so nobody was signing off work they did not understand.

  • New lead to the bottom of the valley, where none had been fitted
  • Felt support trays fitted along the side of the property
  • All completed the same day, within four hours of the leak being reported

The result

There has been plenty of rain since and nothing has come back. For the agent, it was closed out over the weekend instead of sitting at the top of Tuesday's list. For the landlord, it was one visit, one fix and one bill — and a tenant who did not spend a bank holiday watching water come through the ceiling.
